OLINVILLE MULTIFAMILY MIXED-USE 

Project Overview

Set along an active commercial corridor near the 2 and 5 subway lines, this 16,000 SF new mixed-use building integrates 18 residential units with a community facility. The original design is a seven-story structure which includes a 480 SF recreation room and over 1,000 SF of outdoor recreational space. A simple brick and storefront façade grounds the building within the neighborhood context. 

Project Evolution & Expansion

The project was later redeveloped into a larger 53,000 SF fully residential building. By combining adjacent lots, the scope expanded to an 8-story structure with 61 units, significantly increasing the property's rental yield and value.
