Situated within the Hunters Point Historic District of Long Island City, this project features a 400 SF two-story rear extension of a classic rowhouse along with a comprehensive interior remodel. The extension provides the client with essential new living space while remaining invisible from the street, ensuring full compliance with LPC visibility rules.
Unlike standard remodels, this project required a full review by the Landmarks Preservation Commission (LPC) . STUDIO HUJI prepared extensive presentation materials and successfully defended the design at a Public Hearing. Unanimous approval was secured by demonstrating that the design respected the historic fabric of the block and would not disrupt the context of the rear yards.
Beyond the addition, the project involved a major change of use, converting the building from a two-family use to a single-family home. The project was filed as an Alt-CO with the Department of Buildings (DOB) to obtain a new Certificate of Occupancy, unifying the layout for modern single-family living.
