Located in the Special Hillsides Preservation District (SHPD) of Grymes Hill, Staten Island, this project involved a complex transformation of a hillside property by legalizing a 1,700 SF three-story addition to the one-family residence
This site's steep slope regulations required approvals beyond the standard Department of Buildings (DOB) process. Authorization was secured from the NYC City Planning Commission (CPC) to legally enlarge the home within the Special District. Detailed topographical studies were conducted to demonstrate that the addition would not disrupt the natural terrain or soil stability, ensuring the design met all preservation mandates for the neighborhood.
The comprehensive remodel aims to balance contemporary design elements with the existing rustic materials, creating a seamless transition between the old structure and the new addition. The result is a unified, legal single-family home that maximizes both living space and scenic views.
